Thank you for bringing your potential buyers to River Sound. We are very proud of our family-friendly community, and our Board members are committed to maintaining River Sound as one of the premier neighborhoods in Knoxville.

Clubhouse office hours are Mondays AND Thursdays from 9-11 a.m. Requests for information will be honored during these hours. To contact the office, send an email to [email protected] but please read the following first.

  • Closings: Prior to closing, please check with the River Sound office to determine if the owner is current on their River Sound HOA dues. We understand that closings can be time-sensitive, but please keep in mind that this information is maintained by a separate accounting firm, so it may take a couple of days to respond to your request. If your listing is in the Breakers (Breakers Point, Cottage Row Drive, or Breakwater Drive), you will also need to contact the Breakers Treasurer for dues status and the mailing address for payments. 
  • The official name of the organization is River Sound Homeowners Association, Inc.
  • Dues: There are separate HOA dues for the Breakers and River Sound. All Breakers residents also pay River Sound dues. For River Sound, HOA dues include weekly trash pick-up on Fridays, maintenance and landscaping of all common areas, pool and clubhouse maintenance and operating expenses, and streetlight maintenance. The Breakers dues cover landscaping, which includes mowing, edging, shrub trimming, mulch, and irrigation for the entire community, as well as maintenance for all community property, such as roads, street lights, etc. 
  • Transfer fees: There are no transfer fees associated with the closing of a home or lot in River Sound.
  • Mailing Address: Any fees collected at a closing should be made out to River Sound HOA and mailed to: PO Box 6644, Oak Ridge, TN  37831.
  • Signs: For Sale Signs should not be more than 2 square feet, and only one should be displayed. An Open House sign can only be placed on the common property at the entrance of the subdivision on the day preceding and the day of an open house.
  • Dock slips: Slips are available for rental or purchase by River Sound homeowners only. Prices are determined by each individual owner. Click here to check availability. All dock owners must pay an annual fee of $120.
  • Covenants: Please encourage your buyers to read and understand the covenants prior to purchase, as well as to register on the website once the closing is complete. By registering on the site, new owners will have access to password-protected documents, including the neighborhood directory. They will also be on the neighborhood email list, which is our primary source of communication regarding events, safety issues, etc.
  • Amenities Access: All residents who are current on their homeowner fees will have a key fob to gain access to the pools and clubhouse from the hours of 6:00 am - 10:00 pm. The key fobs should be transferred from the sellers to the buyers at closing. There are separate keys for the tennis courts and the trailer storage area, which can be obtained from the clubhouse office per request only. Click here to learn more about the amenities.
